Frequently Asked Questions About Restoration Services

It’s impossible to predict the final cost of cleanup and restoration until we have assessed the damage. We will provide a free estimate detailing all of the costs before beginning work.

Unfortunately, we cannot predict how long it will take to clean up and restore your property until we have assessed the damage. We will explain how long the process will take before beginning work.

After you call us, we will assess the damage and provide a free estimate. If you approve, sign our contract and we will begin work right away. We will keep you informed throughout the process and are available to answer questions at any time. If necessary, we can work directly with your insurance company. Once the job is completed, we’ll review our work to ensure you are satisfied.

Whether you choose to stay at your property depends largely on your own personal preference. Be aware that there may be strong odors, loud noises from equipment or construction, or disruptions to utility services. If the damage is severe, you may be required to leave. We will explain in advance if you are unable to remain in your property.

We work with all insurance companies and can bill your insurance company directly. Depending on your insurance company, we may bill you directly for your deductible. We will explain the entire insurance process before beginning work. If you do not file a claim or the damage isn’t covered, we will expect you to pay the entire balance as outlined in the terms of our contract.

In most situations, this depends largely on the extent of the damage and your comfort level. Be aware that there may be strong odors, loud noises from equipment or construction, or disruptions to utility services. For more severe types of damage and in most biohazard situation, we do recommend that you vacate the property for your own safety. Your restoration contractor will let you know if you cannot stay during cleanup. If you need to vacate, temporary housing is usually covered by insurance. Review your policy or contact your agent or adjuster for complete details.

Your restoration contractor will need regular access to your property throughout the cleanup process. However, they can usually accommodate your schedule or agree to alternate arrangements for access. This may include providing them a key, installing a lockbox, or having friends or family provide access. Talk to your contractor to see what works best for both of you.

The term pre-loss condition is used by insurance companies to set an expectation on what is covered during the restoration process. Your restoration contractor will return your home to the same condition it was in prior to the damage. Whenever possible they will use the same or similar materials to those that were damaged. Renovations and upgrades fall outside of the scope of the project and are not covered. If you have questions about pre-loss condition, your insurance adjuster and contractor can explain how it directly relates to your situation.

In some cases, your restoration contractor will need to make upgrades due to changes in code or by-laws in your community. This is usually common in older homes where certain systems may no longer meet current building codes. These upgrades are included in the scope of the project and covered by insurance because they are required to meet current building standards. For example, this could involve updating your electrical or plumbing systems. Your insurance adjuster can answer questions regarding code and by-law upgrades.

Another common insurance term, non-insured work includes any restoration or renovation that falls outside of the scope of returning your home to its pre-loss condition. For example, if you choose to make upgrades or renovations during the restoration process, these would not be covered by your insurance. If you choose to have upgrades or renovations performed as part of the restoration process, you will need to pay out of pocket for these expenses. Depending on the situation, this work may require a separate contract as well. Your contractor will explain your options and discuss terms prior to beginning work.

Most of the restoration contractors in the Restoration Local network provide complete restoration services. This means they will clean up after your disaster and restore your home to its original condition. In the event that additional contractors are needed, they will most likely hire them directly. If they require you to hire secondary contractors, they will explain this prior to beginning work.

Your restoration contractor will typically acquire all required building permits for restoration before beginning the work. When necessary, permit fees will be included in their estimate and they are typically covered by your insurance. In rare cases, they may require you to acquire the permits first. If this is the case, they will clearly explain this prior to starting work. If you choose to perform your own reconstruction or remodeling after the restoration contractor completes the cleanup process, you are responsible for researching and acquiring all necessary permits.
