The Lowdown On Bathroom Water Damage

Bathrooms are the single most susceptible location for water damage problems in your home, namely due to the presence of so many locations that utilize water such as tubs, sinks, showers, and toilets. Because of the water damage prone nature of the room, it is important to know what to look for and how to address it.

Many plumbing problems are invisible, such as clogged drains which can stop up your bathtub or sink and cause them to overflow. At the very least it prevents them from drying out properly after use. Have a professional inspect for plumbing troubles on a regular basis.

The toilet is ground zero for water problems, causing the majority of bathroom related water damage in any home. Any water found around the toilet means trouble and should be investigated. Toilet seals should be in good condition and replaced when they start to show wear. Be careful when hanging deodorants in the toilet bowl, as they can create a major clog if they come loose and fall into the bowl.

If you find any areas of the bathroom floor where the flooring is soft, then you probably already have water damage. Take the appropriate steps to treat the problem, and do so immediately.

Make sure that the bathroom is adequately ventilated, using an exhaust fan to remove excess moisture and humidity from the area. This is especially important following hot showers or baths, and will do much to prevent moisture related problems such as mold and mildew from forming. Look for blistering along caulked areas, as well as discolored floor stains that are clear indicators of water damage problems.  Even a small leak can be a giveaway for larger problems within the walls. Water getting into the floor means problems with mold, fungi, and other serious issues.  Most of these microorganisms flourish in temps between 40 and 100 degrees, which is the typical temp of most bathrooms, making the potential for damage even greater.

Keep the humidity levels in the bathroom below 50% to avoid water problems and mold. Musty odors may also signal a problem and should be followed up with an inspection.

Sinks and cabinets are also exposed to humidity and moisture. They are also often ignored by property owners when looking for water damage. Always check under sinks and behind cabinets, and repair any and all cracked seals or pipe leaks.
