Unseen Causes Of Water Damage

We all know about the visible signs of water damage in the home…..namely, the presence of water where it shouldn’t be. As such it is easy to determine where the problem originated from and take care of it accordingly. The real problem comes when water damage is not readily apparent. Problems that we are not aware of can continue to grow and multiply until you have a very large problem on your hands.

 Fortunately, all that is required to prevent this is a little proactive inspection, but unfortunately, most of us do not perform these inspections like we should. There are a number of invisible causes of water damage in the home which may be hard to identify.

The most common type of water damage is due to broken or leaking pipes in the plumbing work of the home. It may be a failure in the joint or the pipe itself due to the settling of the structure due to drought or too much rain. These types of leaks often occur in the walls, underneath the flooring, or in the attic, basically anywhere that piping may be found. Usually, by the time these problems are detected, there is already substantial damage to the flooring and / or drywall.

Another less noticeable issue is that of blocked drains or sewer lines. This would include the drains from dishwashers, washing machines, and garbage disposals, basically any unit where the piping goes straight into the wall. Damage may be done before any clogged drain is discovered.

Heating and air conditioning systems are another source for leaks, with moisture gathering in the cooling ducts and encouraging mold, mildew, and other harmful bacteria that may cause disease as well as attracting various forms of disease bearing insects.

We mentioned appliances, and these may cause water problems if they spring any sort of small leak that is allowed to go unnoticed over time. These leaks may damage walls, flooring, and cabinetry.

Basements and attics are prime locations for water leaks to go unnoticed for extended periods, so every now and again, pay them a visit. Water may leak through the foundation, condense on the walls, and damage the drywall in the basement and the foundation itself.  Attics may suffer water damage as a result of heavy rains accompanied by high winds that may have damaged or removed shingles. Leaving any moisture between the walls or underneath the flooring can and will cause mold. The only proper solution is to have the problem dealt with immediately.
